Industrial Facility Site Assessment
Advantage Engineers completed a Phase I Environmental Site Assessment for the subject property at the request of a leading national bank. The property consisted of a 107,000 SF building situated on 8.0 acres. The building is comprised of office space, warehousing, and industrial and manufacturing areas. During our historical research of the property, it was discovered that previous environmental work took place at the site prior to the development of the current structure in 2000. Advantage conducted a detailed file review at the Pennsylvania Department of Environmental Protection (PADEP) in order to document the past activities at the site. A PADEP Act 2 Relief of Liability was granted to the property for slag related fill material which was placed at the site between 1950–1955. In addition, two environmental covenants / restrictions associated with the property were identified.
